In your country you know the standards that apply in real estate advertising and selling.- in other countries there standards many not be the same.
I have seen land clearly advertised by real estate companies for sale when, after enquiring, it turns out that the land is actually only for rent. Sometimes, the land can be for lease rather than freehold sale.
You should always check to see that there are no costs outstanding against the property - for example government taxes and charges.You should check to see that the land has the expected zoning, i.e can you build on it.
Check with the local municipal government if you have any doubts about the seller or the lands ownership.All governments keep records of these things.
And then, go out and enjoy your newly found piece of Earth.
